First off we have a townhouse in the great local's neighborhood of Willowbrook. This is a 3 bed unit with 1.75 baths in 1452 sqft. Prior owner paid $288K in 2005. Tax value has this valued at $299K. I think this one will go back to the bank. Just not enough upside to this one for me to get involved. Prior listing with this owner mentions a cat, I've got nothing against cats, but you never know about the owner. HOA dues are $300 year and covers trash.

This is a 1 bed 1 bath unit with 627 sqft in the extraordinarily nice Mountain Thunder Lodge in Breckenridge. Current owner paid $336K in 2002! Tax value has this at $400K. I would normally tell you that this is a great deal and buy it at auction, but we represent most of Bank of New York's listings and I think if you wait, you could pay even less than the asking. Last sale was $370K and there is one on the market at $419K. This is a good value, but if you want a great value, call us and we will let you know when this one is coming back on. Dues are $470 a month. This is a great location in Breck...call for details!

The County has this as I mentioned as a 3/2 yet the last listing boasts 5 beds and 3 baths with 2 full kitchens and 2 laundries. Typically this happens when the owner does construction on their own without pulling the proper permits. This home is basically set up as a duplex with each floor as a separate unit. You may have to pay for a second tap fee if this is the case. This one last sold for $353K in 1998. Tax value is $566K so again, a good value. We also are the preferred vendor for Wells Fargo, so if you would like to be notified when this comes back to market, let us know.

Yeesh! Tax value is at $172K but, all of the most recent solds run from $124K to $170K for a competely remodeled unit. It is a 3 bed 2 bath, but this one is going back to the bank. Not much else to say about this one.

Sundowner in Breck. Great location. This is a big one bedroom at over 800 sqft. Tax value is $267K and the prior owner paid $300K in 2007. Hard to tell if this one is really a deal as only one has sold in the past 2 years. My best guess is no. This is another that we should get once the bank owns it. On average the bank discounts 10% from the auction price right off the top...sometimes more.

Talk about a crap shoot! This property is a mining claim with a 3300 sqft house with a tax value of $542K. Not sure who will get this listing, but I wouldn't buy it at $70K over tax value.

Another one going back to the bank. This one looks like the chalet from the Austin Powers series. Think A Frame meets Tudor. Butt ugly. Tax value is right at the opening bid. This home was an ATM in really ugly clothing.
